Universal Parking – Terms & Conditions
Effective Date of Terms
These Terms and Conditions take effect immediately upon posting on our website (or at the location where they are made available) and may be amended at any time without prior notice. Continued use of our services or facilities after any update constitutes acceptance of the revised Terms and Conditions.

1. General Parking Rules

Parking is permitted only during the facility’s posted operating hours, unless otherwise stated.

A valid parking permit (for monthly parkers) or proof of payment (for short-term users) must be clearly displayed and visible through the front windshield at all times.
-
Universal Parking does not guarantee the availability of parking stalls at all times.

2. Payment Terms
Monthly Parking:
-
Payment is due in full on the 1st day of each calendar month.
-
All fees must be paid in advance; no proration or refunds are provided for unused days.
Short-Term Parking:
-
Payment is due upon entry, via an available payment system (e.g., Pay Station or Mobile Pay).
-
All fees must be paid in advance; no proration or refunds are provided for unused hours.
Accepted Payment Methods:
-
Personal Accounts: Credit card (Autopay enrollment required).
-
Corporate Accounts: Credit card (Autopay) or check (Net 30 terms, subject to prior approval).
-
Short-Term Parking: Credit card or mobile pay at participating locations.
Late Payment Policy:
-
Customers may be charged the daily rate until the account is brought current.
-
A 10% late fee will apply to all past-due balances.
-
A finance charge of 2.5% per month (compounded; 30% annually) will be assessed on outstanding amounts.
-
No credits or refunds will be issued for citations resulting from missing or improperly displayed permits.
Rate Adjustments:
-
Monthly rates may be adjusted with 30 days’ written notice.
-
Short-term parking rates shall take effect immediately upon being displayed or updated at any official Pay Station, mobile app, or weblink
-
​The time of effect shall be deemed the moment the rate is published on these systems, regardless of any prior posted signage.

Validation Parking:
-
Client shall be solely responsible for all parking validations issued and used via validation codes entered at pay stations or mobile payments under this Agreement. This includes all codes distributed to customers, employees, contractors, or guests.
-
Client acknowledges and agrees that it will be fully liable for the cost of each and every validation code used, regardless of whether the use was authorized, unauthorized, mistaken, or fraudulent. Universal Parking shall not be responsible for monitoring or restricting the use of issued codes and shall process all validations entered at pay stations as valid unless otherwise agreed in writing.

Client is responsible for safeguarding all validation codes and managing their distribution.

Lost, leaked, or misused codes remain the sole liability of the Client.

3. Parking Permits
Monthly Parking Customers:

A valid Universal Parking permit must be clearly displayed through the windshield at all times.
-
Failure to display the permit may result in citation or being charged the daily rate. No credits or refunds will be issued in such cases.
-
Permits are non-transferable and must be registered to the customer’s vehicle.
-
Improper display or unauthorized use may result in fines or citations.
Short-Term Parking Customers:
-
Proof of payment (e.g., receipt, dashboard ticket, or digital confirmation) must be displayed as instructed by facility signage.
-

4. Security Deposit
A. Requirement
Universal Parking may require a security deposit for monthly parking accounts at its discretion
B. Use of Deposit
The deposit may be applied toward the cost of your parking permit and/or your final month’s fees, after all other account obligations are met. Any remaining balance will be refunded within 30 days of account cancellation.
C. Refund Conditions
Your deposit will be refunded if:

All permits and access cards are returned in good condition;
-
Your account balance is paid in full;
-
No parking violations or damages are charged to you; and
-
You do not terminate your account early.
D. Forfeiture
The deposit may be used to cover unpaid balances or damages. If you terminate your account early (when allowed), the deposit will be forfeited. You are responsible for any remaining balance if the deposit does not cover all amounts owed.

5. Insurance Requirements

Customers are responsible for maintaining minimum vehicle insurance coverage as required by law.

Universal Parking does not provide insurance coverage for parked vehicles.

6. Assignment and Transferability

Customer rights and obligations under this agreement may not be assigned, transferred, sublicensed, or otherwise conveyed without prior written consent from Universal Parking.

Any unauthorized assignment will be deemed null and void.
-
Universal Parking reserves the right to assign or transfer this agreement, in whole or in part, without notice.

7. No Waiver

Failure by Universal Parking to enforce any provision of this agreement shall not be considered a waiver of that provision or any other rights.

Any waiver must be in writing and signed by an authorized representative.
-
A waiver of any breach shall not constitute a waiver of subsequent breaches.

8. Severability
-
If any provision of this agreement is deemed invalid or unenforceable, that provision shall be modified to the extent necessary to become enforceable, without affecting the validity of the remaining provisions.

9. Registration
Required Information:

Customers must provide accurate vehicle details during account setup, including make, model, color, license plate, and any other requested information.
-
Vehicle information must be kept current.
Failure to Register:
-
Unregistered or outdated vehicle information may result in citation, suspension, or termination of privileges.
Additional Vehicles:
-
Parking of unregistered vehicles requires prior registration update with Universal Parking.
Verification:
-
Universal Parking reserves the right to verify vehicle information and request documentation as needed.

10. Limitation of Liability

Customers assume all risk of loss or damage to their vehicle or its contents, including but not limited to fire, theft, vandalism, acts of nature, or third-party actions.

Universal Parking’s liability for damages directly caused by its negligence will not exceed the reasonable cost of repair.
-
Universal Parking is not liable for consequential damages, loss of income, or vehicle use.
-
Customers are responsible for legal costs if enforcement action is required.

11. Indemnification

To the fullest extent permitted by law, the Customer agrees to indemnify and hold harmless Universal Parking and its affiliates from any claims, damages, or losses resulting from:

Use of the parking facility
-
Actions or omissions by the customer or their agents
-
Violations of this agreement or laws
-
Damages caused to the facility or other vehicles
-
-
This obligation survives termination of the agreement.

CLASS ACTION WAIVER: WAIVER OF RIGHT TO BRING CLASS ACTION AND REPRESENTATIVE CLAIMS. To the fullest extent permitted by applicable law, you and Universal Parking each agree that any proceeding to resolve any dispute, claim, or controversy will be brought and conducted ONLY IN THE RESPECTIVE PARTY’S INDIVIDUAL CAPACITY AND NOT AS PART OF ANY CLASS (OR PURPORTED CLASS), CONSOLIDATED, MULTIPLE-PLAINTIFF, OR REPRESENTATIVE ACTION OR PROCEEDING (“CLASS ACTION”). You and Universal Parking AGREE TO WAIVE THE RIGHT TO PARTICIPATE AS A PLAINTIFF OR CLASS MEMBER IN ANY CLASS ACTION. You and Universal Parking EXPRESSLY WAIVE ANY ABILITY TO MAINTAIN A CLASS ACTION IN ANY FORUM.

12. Amendment or Modification

Universal Parking may amend these Terms & Conditions at any time.

Changes will be posted online or at the facility and become effective immediately unless otherwise specified.

Continued use of the facility constitutes acceptance of revised terms.

13. Electronic Signature and Acceptance

By using or registering for Universal Parking services, the Customer agrees to these Terms & Conditions.

Electronic signatures or confirmations (e.g., clicking “I Agree”) are legally binding.
-
The Customer consents to electronic records and communications related to this agreement.

​During the Application Process the Customer Agrees to the following:​

In an effort to streamline the Agreement process, Universal Parking requests that approved customers complete and sign the online application electronically, thereby replacing traditional handwritten forms and wet signatures.
-
By electronically signing this application, you authorize Universal Parking to apply your electronic signature (“E-Signature”) to prepare and execute a legally binding Agreement. Your E-Signature has the same legal effect and validity as a handwritten signature.
-
By proceeding, you acknowledge and consent to be bound by the terms and conditions of the Agreement. You further agree that no certification authority or third-party verification is required to validate your E-Signature, and the absence of such certification or verification shall not affect the enforceability of your E-Signature or any resulting Agreement between you and Universal Parking.

14. Notices by Email

Notices may be sent via email to the address provided during registration.

Notices are deemed effective upon sending, unless undeliverable.

It is the Customer’s responsibility to maintain a current, functional email address.

15. Prohibitions (All Customers)
-
Vehicles must not obstruct windshield visibility with sunshades, tints, or other items.
-
Vehicles left for more than 36 hours require prior written approval.
-
Vehicles must be operable and free of visible damage.
Prohibited Activities:

Performing repairs or maintenance
-
Sleeping or residing in vehicles
Violations May Result In:
-
Immediate impoundment at the owner’s expense
-
Suspension or termination of parking privileges

16. Suspension of Parking Privileges (Monthly Accounts)
Grounds for Suspension:
-
Non-payment or delinquency
-
Violations of terms or unsafe behavior
-
Unauthorized vehicle use in a dangerous way
-
Unpaid citations​

Universal Parking may apply outstanding citations to customer account​
-
Universal Parking may assess a fee of $50, in addition to a citation, for administrative costs
-
Reactivation Conditions:
-
All violations must be resolved and overdue amounts paid.​
-
Management approval is required for account reactivation.
-
Reactivation may be denied for repeated violations.
-
No refunds or credits

17. Cancellation
Customer-Initiated (Monthly Parking):
-
This agreement renews monthly unless terminated in writing.
-
Written notice must be received by the 7th of the month to terminate by month-end.
-
Notices received on or after the 8th will result in termination at the end of the following month.

Phone: Phone calls or voicemails are not accepted for cancellation

18. Termination
Universal Parking-Initiated:
-
May terminate with 30 days' written notice or immediately for cause (e.g., violations, non-payment, breach for any provision of terms)

Upon termination, Universal Parking may:
-
Revoke parking privileges
-
Cancel permits/access cards
-
Tow vehicles at the owner’s risk and expense
-
No refunds or credits
-

19. Permit Return
-
Permits and access cards must be returned within 7 days of termination.
-
Failure to return items may incur a $50 replacement fee.

20. Additional Fees and Costs
